About this project

Lugang found us on Facebook. His 3-car garage in Bernards had stained, dirty concrete across the full 650 square foot slab, with heavily soiled steps leading into the house. The walls were unfinished sheetrock, and the floor was the next item on the list.

He chose Stonewash from our color chart, a cool gray blend that works well in a large garage space and ties the floor together even without finished walls.

One detail worth noting: we coated the stairs too, not just the floor. The steps got the same full treatment, flake broadcast and polyaspartic topcoat, so the entire surface from the floor to the door entry is one consistent, durable finish.

Installation process

  1. 1. Grind the walls

    We grind along the edges to prep the base where the floor meets the wall

  2. 2. Grind the floor

    We diamond grind the full concrete surface so the coating bonds properly

  3. 3. Vacuum after grinding

    We vacuum all dust with HEPA filter vacuums so nothing contaminates the coating

  4. 4. Cover Cracks

    Every crack filled and sealed so they don't telegraph through the coating

  5. 5. Paint the sidewalls

    Base coat goes on the edges first

  6. 6. Broadcast flakes on sidewalls

    Flakes applied to the edges while the base coat is wet

  7. 7. Apply moisture vapor barrier

    MVB applied to the full floor to block moisture from below

  8. 8. Broadcast flakes on the floor

    Full broadcast across the entire floor surface

  9. 9. Scrape the flakes

    Excess flakes scraped flat for a smooth, even surface

  10. 10. Vacuum the excess

    Loose flakes vacuumed up before topcoat goes down

  11. 11. Apply the polyaspartic topcoat

    Durable clear coat applied for protection and gloss

  12. 12. Roll it out

    Final roll for a smooth, consistent finish

We started with an industrial diamond grinder to open the concrete and remove the surface staining across the full slab. After grinding, we vacuumed all dust with an industrial vacuum.

We applied a moisture vapor barrier across the slab before anything else went down. While it was still fresh, we broadcast Simiron Stonewash flakes wall to wall across all 650 square feet, then covered the stairs with the same broadcast. After curing, we vacuumed the loose excess flakes and applied a polyaspartic topcoat across the floor and steps for a hard, slip-resistant, glossy finish.
