About this project
Frank found us on Google Maps. His 2-car garage in Bernards had a floor that had taken a beating over the years. Heavy oil staining, dark patches across the full slab, and the concrete surface itself had begun to peel and flake in areas. The kind of floor where cleaning no longer makes a difference.
He chose Stargazer from our color chart, a light gray flake blend that brightens the space and works well in an older garage with exposed block walls and support columns.
Installation process
1. Grind the walls
We grind along the edges to prep the base where the floor meets the wall
2. Grind the floor
We diamond grind the full concrete surface so the coating bonds properly
3. Vacuum after grinding
We vacuum all dust with HEPA filter vacuums so nothing contaminates the coating
4. Cover Cracks
Every crack filled and sealed so they don't telegraph through the coating
5. Paint the sidewalls
Base coat goes on the edges first
6. Broadcast flakes on sidewalls
Flakes applied to the edges while the base coat is wet
7. Apply moisture vapor barrier
MVB applied to the full floor to block moisture from below
8. Broadcast flakes on the floor
Full broadcast across the entire floor surface
9. Scrape the flakes
Excess flakes scraped flat for a smooth, even surface
10. Vacuum the excess
Loose flakes vacuumed up before topcoat goes down
11. Apply the polyaspartic topcoat
Durable clear coat applied for protection and gloss
12. Roll it out
Final roll for a smooth, consistent finish
We started with an industrial diamond grinder to strip the peeling surface layer and open clean concrete underneath across all 590 square feet. This step is non-negotiable on a floor in this condition. Applying coating over a surface that is already peeling guarantees the new coating will peel too. After grinding, we vacuumed all dust with an industrial vacuum.
We applied a moisture vapor barrier across the full slab, then broadcast Simiron Stargazer flakes wall to wall, working around the support columns. After curing, we vacuumed the loose excess flakes and applied a polyaspartic topcoat for a hard, glossy, durable finish.
One day. A floor that was failing is now sealed, protected, and built to last.
