Flake System Garage Floor Coating in Branchburg, NJ
A 2-car garage in Branchburg with years of oil and fluid staining soaked into the concrete. Simiron Tidal Wave flake system, quick turnaround, dramatic before and after.
“Process was so easy - quick quote, schedule, and install! The before and after looks amazing! Thanks so much!”
About this project
Nicholas found us on Google and reached out for a quote. His 2-car garage in Branchburg had heavy oil and fluid staining absorbed deep into the concrete across the full slab. Years of use had left the floor patchy and dark, the kind of staining that does not come out with cleaning.
The process was straightforward from start to finish. Quick quote, scheduled fast, installed in one day.
He chose Tidal Wave from our color chart, a cool blue-gray flake blend that works well against the wood cabinetry along the garage walls.
Installation process
1. Grind the walls
We grind along the edges to prep the base where the floor meets the wall
2. Grind the floor
We diamond grind the full concrete surface so the coating bonds properly
3. Vacuum after grinding
We vacuum all dust with HEPA filter vacuums so nothing contaminates the coating
4. Cover Cracks
Every crack filled and sealed so they don't telegraph through the coating
5. Paint the sidewalls
Base coat goes on the edges first
6. Broadcast flakes on sidewalls
Flakes applied to the edges while the base coat is wet
7. Apply moisture vapor barrier
MVB applied to the full floor to block moisture from below
8. Broadcast flakes on the floor
Full broadcast across the entire floor surface
9. Scrape the flakes
Excess flakes scraped flat for a smooth, even surface
10. Vacuum the excess
Loose flakes vacuumed up before topcoat goes down
11. Apply the polyaspartic topcoat
Durable clear coat applied for protection and gloss
12. Roll it out
Final roll for a smooth, consistent finish
We started with an industrial diamond grinder to open the concrete surface and cut through the staining on the top layer. After grinding, we vacuumed all dust and debris with an industrial vacuum.
We applied a moisture vapor barrier across the full slab before anything else went down. Then we broadcast Simiron Tidal Wave flakes wall to wall across all 430 square feet, working around the center support column. After curing, we vacuumed the loose excess flakes and applied a polyaspartic topcoat for a hard, glossy, chemical-resistant finish.
One day. Clean floor, done.
